We scope renovations in tiers so the budget goes where it matters most: Tier one, the finish — replaster and waterline tile. Tier two, the edges — coping and expansion joints. Tier three, the surroundings — decking, equipment, lighting, and additions like a spa, sheer descent or baja shelf.
Every tier is itemized in one quote. Do it all at once, or sequence it over two seasons — the plan holds either way.
