El Sobrante kept the feel the rest of West County traded away — larger lots up May Road and Valley View, horses behind some fences, and homes that have been in families for generations. The pools are the same vintage: built decades ago, loved hard, and often overdue for real attention.
Because the area is unincorporated, contractors sometimes skip past it. We don't — it's on our route, and county permitting is routine for us. Our El Sobrante work is honest renovation: replaster what's rough, replace what's failing, repair what's cracked, and leave what's fine alone.

We're unincorporated — does permitting work differently?
Your permits run through Contra Costa County rather than a city. We prepare the plans and manage the county process; it's routine for us.
Tree roots have lifted our pool deck. Fixable?
Usually — we repair or replace the affected deck sections and, where a protected tree is involved, design around the root zone rather than through it.
Our pool's been green for a year. Too far gone?
Almost never. A drain, clean and inspection tells us what's cosmetic and what's structural — many 'lost' pools come back with a replaster and equipment sort.
