Why decks crack here
Most of our service area sits on expansive clay soils that swell every winter and shrink every summer. Add tree roots, original 1970s concrete poured thin, and decades of that cycle — and pool decks crack. Some cracks are cosmetic. Some are the deck settling toward the pool and loading the shell. The skill is knowing which is which.
We diagnose before we quote: crack pattern, elevation changes, joint condition and drainage all tell the story. Then we match the repair to the problem — rout-and-seal for stable cracks, lifting or replacing settled sections, and drainage fixes so the cause doesn't outlive the repair.
If the deck is beyond sensible repair, we'll say so and price a replacement honestly — pavers, broom-finish or stamped concrete — designed with the pool as one composition.
Repair approaches
Stable cosmetic cracks cleaned, routed and sealed with flexible joint material that moves with the seasons.
Badly settled or shattered panels sawcut, removed and re-poured with proper base and steel.
The deck-to-coping joint re-caulked — cheap insurance against water reaching the bond beam.
Deck drains and regrading so winter water stops feeding the clay under your slab.
Pavers or new concrete when repair stops making sense — pavers flex with soil and never crack the same way.
Working with root barriers and rerouted hardscape where trees are the culprit.
Sometimes. Hairlines are usually cosmetic; wide cracks with elevation change mean the slab is moving, and a deck settling toward the pool can load the shell and open the coping joint. That's the case worth acting on quickly.
Honestly — no. Sealed cracks are tidy but visible up close. Where appearance matters most, section replacement or an overlay gives a cleaner result, and we'll tell you the real trade-offs.
Because water feeding the clay under the slab is the engine of most deck damage here. Fix the crack without the drainage and you'll meet the crack again in two winters.
Rule of thumb: when repairs approach half the cost of replacement, replace. We price both paths in the same quote so the decision is yours with real numbers.
